Russians drive surge in Yerevan rental demand
Rental demand in Yerevan has surged among Russian nationals, pushing housing prices up approximately 30 percent over the past three months, according to local real estate agents cited by independent media outlet Verstka.
Real estate specialists report that around 80 percent of current inquiries come from recent arrivals or those planning to relocate to Armenia, compared to primarily local migrants earlier in 2024–2025. The spike mirrors the 2022 influx following Russia's invasion of Ukraine.
Many Russians are reportedly planning moves in late August and early September, with some citing timing before Russian elections. Popular Telegram housing groups have seen dozens of daily posts from prospective and current emigrants. Data from Yandex Wordstat shows search interest for "apartments in Yerevan" reached 5,200 weekly queries in mid-July—exceeding early March 2022 levels, though still below the 10,000 queries recorded during Russia's 2022 mobilization.
